Visiting Oxford, Miami University, and our historic Executive Offices has always been a powerful experience. Now, we are reimagining the building’s future:
Educational Hub: Dedicated spaces for Leadership Academy, Ritual Weekends, Initiation Ceremonies, chapter retreats, and new leadership programs.
Heritage & History: Expanded Museum and archives to preserve and celebrate Phi Tau’s story.
Brotherhood Retreat: Housing and overnight accommodations for chapters to connect, team build, and walk in the footsteps of our Founders.
Event & Ritual Space: ~8,000 sq. ft. for programs, technology-enabled events, and ceremonies.
Right-Sized Operations: Modernized office space for current and future staff needs.
Grounds & Gardens: Revitalized Centennial Gardens and enhanced exterior spaces for reflection and fellowship.
Strengthening Our Legacy
In June 2025, the Phi Kappa Tau Foundation sold its majority ownership in the Executive Offices Building to the Fraternity.
The Fraternity now holds 100% ownership through its wholly owned subsidiary national housing corporation - Five Points Property Group.
The Foundation continues to support educational programs and remains headquartered in the building.
This transaction was structured as a net zero financial impact to the Fraternity, protecting undergraduate dues and ensuring future improvements will be funded responsibly.

The decision to stay at the Executive Office Building was made after a thorough evaluation of operational, financial, and cultural impacts on Phi Kappa Tau. Several alternative options were considered, including selling the building and relocating the executive offices (either within Oxford or to another city), selling the building and leasing back a portion of the current space, or keeping the building as an investment while only occupying a portion of it. Each of these options received detailed diligence and serious consideration.
Ultimately, remaining at the current facility was determined to be the best long-term solution. Key factors included:
In the event of a sale, the high costs associated with relocation, building a new facility, and ongoing financial obligations.
Lower than originally anticipated value of the EOB in a contemplated sale (due to uniqueness of the property and the Oxford commercial real estate market).
Implications for the Centennial Gardens and adjacent staff housing.
The historic work and investment of past brothers – including the recognition of philanthropic support reflected within the building and throughout the gardens
Mitigating future potential financial risks poised to the Fraternity.
Preserving our heritage and physical presence in Oxford.
The ability to control our own destiny and pursue additional uses for the Executive Offices building beyond its current function as an office building.

The Fraternity, via Five Points Property Group, now holds 100% ownership of the Executive Office Building. Previously, ownership was split with the Fraternity owning approximately 20% and the Foundation owning approximately 80%, a result of numerous past real estate transactions involving at least three previously owned properties in Oxford. The Foundation will continue to use the EOB as its headquarters, leasing space from the Fraternity.

The Fraternity has been able to acquire the EOB without upfront cash or large loan payments, thanks to its previous ownership stake and significant grants from the Foundation. This transaction meaningfully strengthens the Fraternity's balance sheet and does not significantly alter the Fraternity’s overall budget. Future improvements and renovations to the EOB, aimed at enhancing educational programming and operational capabilities, would be primarily funded through donations and accessing existing equity in the building. This transaction likewise does not impact the Foundation's endowment or its ability to provide grants, and it paves the way for future advancements in both programming and facilities - a truly beneficial outcome for all involved.

Due to the Fraternity and Foundation's not-for-profit status and organizational relationship, all aspects of the sale and related changes were reviewed and approved by the Fraternity National Council, the Foundation Board of Trustees, legal counsels from Fraternal Law Partners and Hall Estill, and independent auditors from Blue and Co.

The Executive Office Building is structurally sound and in generally good condition. A comprehensive property inspection was completed in 2023, and key maintenance, such as a new roof installation in 2022, has already been addressed. The interiors are largely original to 1999 or improved as part of a 2006 donor-funded effort. Naturally, some finishes are beginning to show that age. The anticipated renovations will modernize the interior, revitalize the grounds, and improve overall functionality to better support Phi Kappa Tau’s mission.

The Fraternity is developing a vision to enhance the EOB's value for all Phi Kappa Tau brothers. This process has already included gathering input from brothers through a virtual town hall and the Strategic Planning Membership Survey, as well as researching how other national fraternities utilize their headquarters and hearing from brothers directly. The goal is for the EOB to become a lasting landmark and a true "Home" for Phi Kappa Tau. Future improvements under consideration include:
Developing educational spaces for programs such as Leadership Academy, Ritual Weekends, new programs, and chapter initiation ceremonies and retreats.
Expanding and enhancing the Phi Kappa Tau Museum and Archives.
Modernizing office space for use by the Executive Office staff.
Improving the grounds, including the Centennial Gardens.
Exploring the feasibility of adding hoteling accommodations to host chapters participating in onsite programs and visiting historical Phi Kappa Tau sites in the Oxford area.
